The renewal policy for the Dubai Golden Visa varies depending on the application pathway. Key scenarios are as follows:
Based on Real Estate Investment
Basic Requirements: For those obtaining the Golden Visa through real estate investment, the property must maintain a minimum value of 2 million AED (either a single property or multiple properties combined). If the property has a bank mortgage, the applicant must prove payment of at least 2 million AED in asset value, supported by an Arabic NOC letter and payment proof from the bank.
Other Cases: If the property is gifted to children, the original holder may retain the Golden Visa benefits under the parents' sponsorship.
Based on Salary
Basic Requirements: Professionals applying based on salary must still meet the requirement of a minimum monthly salary of 30,000 AED (excluding allowances) at renewal and provide six months of bank statements as income proof.
Based on Talent Qualifications
Outstanding Students: Top students renewing their visa must provide a passport copy, a general or private school-issued secondary certificate with grades no lower than 95%, and a residency permit copy.
Outstanding Graduates: Top graduates from UAE universities must submit a passport copy, bachelor’s, master’s, or PhD degree certificate from a university ranked among the top 100 globally by the Ministry of Education, and a residency permit copy. For international university graduates, additional requirements include a minimum GPA of 3.5 and proof of graduation within the last two years.
